Who Cache Invest Are

Cache Investment Management is an Australian fund services business built around a single idea: that launching and running an investment fund is an infrastructure problem before it is an investment one. It was established in 2019 to modernise that infrastructure while holding institutional standards of governance and oversight.

Cache exists to carry professionals through every stage of launching and operating a fund. It holds all three of the functions a regulated fund cannot run without: the responsible entity that issues the product and carries its legal obligations, the investment management that constructs and executes the portfolio, and the administration that runs the registry, the accounting, the tax and the unit pricing underneath.

Cache operates through two licensed entities. Cache (RE Services) Ltd holds the trustee and responsible entity function under AFSL 494 886. Cache Investment Management Ltd holds AFSL 514 360. The business works with SME and institutional clients across retail, wholesale and institutional products, and across managed funds, development funds, syndicates, micro-investing platforms and digital assets.

What a Trustee and Responsible Entity Does

A responsible entity is the entity that issues a managed fund and answers for it. It is not the manager, not the developer and not the promoter. Australian law gives it the fund's legal obligations and requires it to act in the interests of the fund's members.

In our capacity as Trustee and Responsible Entity, we assume ultimate legal and regulatory oversight of the fund, acting in the best interests of investors and ensuring compliance with all statutory obligations.

A Modernising Mission

Cache was established in 2019 with a clear mandate: to modernise investment infrastructure while maintaining institutional standards of governance and oversight.

2020

First Product: Launched

Our first client was onboarded in March 2020, followed by the launch of our first retail investment product in October 2020. By the end of that year, Cache was servicing three active funds across digital and retail markets.

2021

Acquiring Momentum

In 2021, the business secured strategic investment to accelerate growth and expand its operational capabilities. And between 2020 and 2023, Cache supported the launch and administration of a range of investment structures, including micro-investing platforms and syndicate vehicles, building deep operational expertise across emerging and digital asset classes.

2023

Making TermPlus Market-Ready

In 2023, Cache onboarded its first institutional client, Pengana Capital Group, marking a significant expansion into traditional institutional funds management.

2024

Developing Trustee Expertise

In 2024, Cache acquired a Responsible Entity business and AFSL, bringing licensing and trustee capabilities in-house. This milestone strengthened our governance framework and enabled us to provide fully integrated structuring, trustee and fund administration services. That same year, Cache expanded into traditional equities and multi-asset funds, diversifying beyond its early focus on digital investment products.

Decades of Experience meets Due Diligence

Cache has built and calibrated funds many times over, across retail, wholesale and institutional products, and across asset classes running from traditional managed funds and equities to private credit, syndicates and digital assets. That repetition is the whole point of it. What a fund needs in order to be run compliantly is known at the start rather than discovered along the way, and the procedures that carry those requirements are already written down before a new product reaches them.

The same discipline is being put in front of an external auditor. Cache is working through ISO 27001, the international standard for information and data security, and has reached Stage 1 of that certification.

Cache describes that certification as in progress. Stage 1 is a step towards it rather than the finished credential.

Cache has brought more than thirty investment products to market. Two of them show how far that range stretches. One was a pre-IPO growth fund that had to be rebuilt before it could trade again. The other was a retail fixed-income product designed to live inside a consumer savings app. Both came out fully formed, compliant and investor-ready, each built for its own client on its own strategy.

Cache Investment Management

Alongside its trustee work, Cache offers investment management across both sides of the job: the strategy behind how a portfolio is put together, and the technical execution that keeps it there.

In that capacity Cache builds the portfolio itself. It decides what to acquire, how to structure it and when to exit, and it measures those decisions against risk-adjusted return rather than headline return.

Strategic asset allocation sets the shape of the portfolio; disciplined execution, daily monitoring and reconciliation against the custodian's records hold it to that shape. The aim is a product that is soundly built before it goes to market rather than corrected after it gets there.

From Idea to Launch in 120 Days

Cache runs one documented pathway from a fund's first workshop to its first trade: seven stages across three phases, with the work and the sign-offs for each fixed before it begins.

Writing a launch down is what stops it being improvised. Roles, decision rights and stakeholder expectations are settled during the strategy stage, before the fund entity exists. Disclosure is drafted, independently verified and signed off by legal, trustee and compliance before any of it reaches an investor. Administration, accounting, banking and the technology integrations are configured and tested in a sandbox before the first account is opened.

The method does not close at launch. Cache continues to run the fund's administration, monitor its operational performance and investor engagement, and adjust the operating model as the product grows.

Why the Trustee Matters

What Does It Mean for Investors?

A trustee changes who is accountable for a fund, and what has to happen before it can open. These are the eight things the arrangement puts in place, each drawn from Cache's own published description of its role. Oversight governs how a fund is run and disclosed; it does not protect capital or guarantee returns.

The product issuer is not the developer

A managed fund is issued by a licensed responsible entity rather than by the company building the asset. That separation is the structural difference between a fund and a private property deal.

A duty owed to members, not to the sponsor

Cache describes its own role as assuming ultimate legal and regulatory oversight of the fund, acting in the best interests of investors and ensuring compliance with all statutory obligations.

The disclosure document is checked before it reaches you

Cache lists due diligence and verification of the PDS, and coordination of legal, trustee and compliance reviews through to sign-off, as steps that happen before a fund can open.

Cache is a separate licensed business, not a Geonet company. A responsible entity holds its own licence and carries its own regulatory obligations, and its duties under a fund’s constitution and Australian law run to the fund’s members.

No. A trustee governs how a fund is structured, disclosed, administered and monitored. It does not protect capital, guarantee income or remove investment risk. All investing carries the risk of loss, and property and development exposure carries its own risks, which the Product Disclosure Statement will set out.

No. No trustee guarantees the performance of a fund, and Cache makes no such claim. Any forecast is a projection and not a guarantee of returns.

Cache publishes four figures: more than 30 products launched, more than 100,000 investors, more than two million transactions processed, and Fintech Awards recognition across 2021 to 2024. Those are Cache’s own published figures for its whole book of business, not figures for any Geonet fund.

Cache states that it is completing ISO 27001 certification and badges itself ISO 27001:2022, Stage 1 Certified. That is a stage in the certification process rather than a completed certification, and it is reproduced here exactly as Cache states it.

Investment management and trustee services are separate roles. Geonet Investment Management is responsible for investment analysis, adviser coordination, project and operator monitoring, asset oversight and reporting within the fund’s governance framework. Cache’s investment management capability appears on this page as one of its three service lines, and its scope on any Geonet fund will be set out in the fund’s documents.
