Its hospitality track record includes project management, construction management, quantity surveying and technical due diligence for projects such as Sofitel Nusa Dua Bali, Neo Hotel Sentul and Vidi Boutique Hotel in Jimbaran.

Where the firm came from

Fifty years, and a listing that changed the incentives.

Colliers began as an Australian property partnership and became a public company with outside shareholders. That last step matters more than the founding date: a listed firm has reporting obligations, and a project manager with reporting obligations is a different counterparty from a private consultancy.

1976

Three firms merge, and take a mentor’s name

Colliers is founded in Australia through the merger of three commercial property services firms. The name honours Ronald Collier, a chartered surveyor and mentor to the founders Robert McCuaig, Bill McHarg and George Duncan.

Seven service lines

A complete service structure for every stage.

Colliers supports each stage of a development, from early planning and design through procurement, construction, completion and handover. For ELLE Resort & Beach Club, the key disciplines include project management, construction management, quantity surveying and technical due diligence, supported by specialist services across space planning, fit-out guidelines and integrated design and build.

The delivery process

Five phases. One controlled path to completion.

Colliers follows a five-phase delivery process that guides the project from planning and design development through bidding, fitting out and defect liability. Each phase sets clear responsibilities, checks and documentation to support quality, cost and programme control. The final phase continues after completion, allowing defects to be identified, corrected and formally closed out.

Project Management Software

Progress you can track, verify and trust.

Colliers project management software dashboard showing budget and schedule progress

Colliers runs a web and mobile project management platform that holds quality, cost and schedule in one place, with a structured approval flow and document management. In their own words, clients access the project's budget and schedule progress through the software dashboard for real-time updates.

For a development with outside investors, that matters in a specific way. Construction reporting that comes out of a system carries a date and an audit trail. Construction reporting that comes out of a conversation does not.

ISO 14001:2015

Environmental management system, certified. Colliers describes it as a continuing commitment applied across all of its projects, with direct monitoring from its management team.

What it means for you

What Colliers adds to the delivery process of ELLE Resort & Beach Club Bali

01

Independent oversight across delivery

Colliers is appointed separately from the developer and contractor. It coordinates the architects, engineers, consultants and contractors while monitoring delivery against the approved scope, programme, budget and quality standards. This creates clear accountability across every stage of the project.

02

Greater control over costs and payments

Through its quantity surveying and cost management services, Colliers reviews project budgets, contractor payment claims, variations, financial reports and the final account. This helps ensure payments reflect verified work and that proposed changes are properly documented before approval.

03

Quality control continues after completion

Colliers’ delivery process includes a defect liability phase after construction. This covers final inspections, punch lists, correction monitoring, as-built documentation and completion records. The project is not formally closed out until outstanding defects and documentation have been addressed.

04

Proven experience in five-star hospitality

For Sofitel Nusa Dua Bali, Colliers conducted technical due diligence on a five-star, 413-key hotel for an acquiring investor. Its assessment covered structural, architectural, mechanical and electrical conditions, along with the estimated capital expenditure required to rectify identified defects.

05

Established hospitality experience in Bali

Colliers has worked across several hospitality projects in Bali, including Sofitel Nusa Dua, Oberoi Seminyak, Vidi Boutique Hotel Jimbaran, Grand Aston Bali and Club Med Bali. Its work has covered project management, feasibility studies, construction management, facilities management and technical due diligence.

06

Structured reporting through one system

Colliers uses a digital project management platform that brings quality, cost, schedule, approvals and documentation into one place. Clients can access budget and programme progress through a central dashboard, creating a clear, dated record of project activity and decisions.

Eight questions

What investors ask about the project manager.

The builder's job is to construct what the contract says, for the price the contract says. The project manager's job is to make sure the contract says the right thing in the first place, and then that what gets built matches it.

In Colliers' published process that means consolidating the brief, developing and reviewing the design, running the tender, awarding the contract, coordinating every party on site, holding cost against budget and time against schedule, monitoring quality and safety, then inspecting and closing the building out.

Colliers is engaged by the client side, which on this development is Geonet, not by the contractor. That is the structural reason the arrangement is described as independent oversight: the party checking the work is not the party being checked, and is not paid out of the contractor's margin.

It is worth being precise about the limit. Independent of the builder is not the same as independent of the developer. Colliers reports to its client.

Geonet's published announcement describes Colliers as global project management partners who will play a critical role in coordinating architects, contractors and engineers, with expertise in overseeing complex developments across Asia-Pacific.

The detailed contracted scope, meaning which of Colliers' seven service lines apply and through which phases, is a matter between Geonet and Colliers and is not published on this page. Everything else here describes Colliers' documented capability and completed projects.

Schedule is one of the four things Colliers' fitting-out phase is defined to hold, alongside cost, quality and safety. Their published personnel experience includes monitoring and managing the project schedule and reporting progress to all stakeholders, and their platform carries schedule progress for the client to see.

What a project manager cannot do is make a delay disappear. It can be identified early, reported, and managed through the contract. Nothing on this page is a commitment to any completion date.

It is the window after construction finishes during which the contractor is obliged to correct defects. Colliers runs it as phase five of their delivery process: quality check, as-built documentation, final inspection of defect corrections against a punch list, then closing-out documentation and the certificate of completion.

For a resort, this is the phase that decides whether the operator inherits a finished building or a list of problems.

Yes, across several roles. Technical due diligence and project and real estate management services on Sofitel Nusa Dua. Construction management on the Vidi Boutique Hotel in Jimbaran. Facilities management on Grand Aston Bali Resort, now Hotel Nikko. Feasibility studies on the Oberoi Seminyak and the Unggasan Clifftop Resort. Tenant representation for Hard Rock Hotel Bali and Club Med Bali. Construction management, site supervision and HSE management on a school building in Denpasar.

The scopes differ and the track record section states each one, because advising on a hotel and building one are not the same work.

Colliers operates a web and mobile project management platform that integrates quality, cost and schedule, and states that clients can access the project's budget and schedule progress through its dashboard for real-time updates.

What reaches investors, and how often, is Geonet's decision rather than Colliers', and is not set out on this page.

No. Colliers is engaged on the delivery of a building. It does not endorse an investment offer, it does not set or validate returns, and nothing about its appointment should be read as a view on whether an investment is suitable for you.
