ELLE Resort & Beach Club Project Update - August 2026

The past few months have marked an important turning point for ELLE Resort & Beach Club. While much of the work has taken place behind the scenes, progress is now becoming increasingly visible on site.

Demolition of the site and former Tropicola Beach Club is well underway, the ELLE Beachfront Lounge has reached the final stage of its government approval process, and the main Resort continues to progress through its own building approval pathway. These are two separate projects moving forward at the same time, each with its own programme and milestones.

ELLE Beachfront Lounge is on the way!

It’s been in the works since the government permit process began in October 2025. Following approximately nine months of continuous engagement with the Badung Regency Government, including PEMDA, BPKAD, PUPR and the Bupati's office, alongside the Head of Village and local community stakeholders, we can now celebrate reaching the final approval stage and begin looking ahead to what comes next for the ELLE Beachfront Lounge.

The ELLE Beachfront Lounge is separate from the main Resort. The approximately 537-square-metre beachfront venue will form part of the wider ELLE Resort & Beach Club development and will be one of the first physical expressions of the ELLE brand on Seminyak Beach.

In May 2026, the formal technical assessment of the site was completed, and in July 2026, the terms for use of the beachfront land were agreed, with support confirmed at Bupati level. The process has now entered its final administrative stage, with formal signing currently targeted for September 2026, subject to the remaining government coordination steps.

The Pathway to Approvals Explained

Beachfront land in Bali involves several layers of government and local authority. Geonet has worked through the formal government process to establish the appropriate authority over the site and ensure the Lounge is supported by a government-confirmed agreement rather than an informal arrangement. Long-term protections are also being incorporated into the agreement, providing a stronger foundation for the future operation of the Lounge and the wider ELLE beachfront precinct.

Construction is intended to begin as soon as the beachfront agreement is signed, with the remaining approval process running in parallel. All dates remain targets and are subject to government approvals.

As the programme moves forward, investors will begin to see further changes around the beachfront, including the ELLE Beachfront Lounge, updates to the current ELLE satellite sales office, presentation spaces and the surrounding arrival experience. We will continue to share progress from the site as each milestone is reached.

ELLE Resort & Beach Club

The main ELLE Resort & Beach Club is progressing alongside the Beachfront Lounge, with its own development and approval programme reflecting the significantly greater scale of the project.

Site Transformation Underway

Demolition of the former Tropicola Beach Club is now well underway, marking the first physical stage in transforming one of Seminyak's most recognised beachfront locations into the world's first ELLE Resort & Beach Club.

Demolition works are continuing through August, clearing the way for the next stages of development. Over the coming months, investors can expect to see continued activity on site as demolition is completed, approvals progress and preparations for construction move forward.

Resort Approval Progress

Our Project Management team continues to progress the remaining requirements for the Resort's PBG, or building approval.

During 2026, Indonesia's national OSS and PBG systems have undergone several revisions, requiring developments across the country to respond to updated submission requirements. Our project and consultant teams have continued to work closely with the relevant government agencies as these requirements have evolved.

The remaining mandatory requirements are currently targeted for completion around mid-September, with the PBG submission targeted for Q4 2026. The environmental approval (AMDAL) follows the building permit in sequence.
